What does an office fit-out in Dubai include?
A Cat B office fit-out takes a shell or Cat A floor and turns it into a working office: partitions and glazing, ceilings and flooring, meeting rooms, reception and pantry joinery, lighting, HVAC balancing, power and data cabling, and branding. We plan, approve, build and hand it over as one package.
How long does an office fit-out take in Dubai?
A straightforward office fit-out runs four to eight weeks on site once approvals are in. Larger floors, bespoke joinery and specialist AV or acoustics extend that, so we lock the programme against material and long-lead item dates up front.
What approvals does an office fit-out need?
Most workspaces need landlord or building-management fit-out approval plus the relevant authority sign-off: DDA or Trakheesi in DDA zones, DMCC, JAFZA or the free zone you sit in, and Civil Defence for fire and life safety. We prepare and submit the drawings and permits for you.
Can you work after hours or in an occupied office?
Yes. In occupied towers we phase the work and run noisy or dusty tasks after hours and at weekends, coordinating lift bookings and building rules so your team can keep working while the fit-out progresses.
Do you handle IT cabling, data and AV?
Yes. Structured data cabling, comms rooms, power layouts and meeting-room AV are designed and installed as part of the MEP scope, so the office is ready to plug in and work on day one.
Do you design the office as well as build it?
Both. We can produce the test fit and interior design, or build to a design and brand guideline you already have. Either way one team is accountable from space plan to handover.
